Investment activity in the Danish real estate market totalled DKK 55.9bn in Q1-Q3 2026, an increase of 5% year-on-year. The residential sector remained the primary driver of activity, accounting for 67% of total volume and posting growth of 32% compared to Q1-Q3 2025, while all other major segments (except for oices) moved below last year’s levels. Notably, residential transaction volume alone is on par with the same period in 2022.
The largest transaction of the third quarter was Ikano Bolig A/S' acquisition of the residential project Bakkekæret in Herlev. Other notable transactions include CBRE IM's sale of a multifamily property in the highly attractive North Harbour district of Copenhagen to Swedish investor Niam, and Urban Partners' sale of a student housing asset in Valby to Alma Property Partners.
