Investment activity in the Danish office market continues to rebuild from a low base and the volume for Q1-Q3 2026 has increased by 18% compared with the same period last year.
Capital is concentrated on prime, well-let assets in central locations, where prime yields have remained broadly stable at around 4.25%. Secondary offices, with yields near 6.30%, attract far less interest, leaving a wide pricing gap between the two segments. Persistently high financing costs, swap rates and government bond yields are likely to put upward pressure on yields in Q4.
